Council Inspection Process for Recladding Projects
You need a building consent to repair a leaky home if it requires replacement of the failed cladding. Even if the work required is minor you may still need a consent.
Auckland council have introduce a more rigorous inspection process when dealing withe recladding projects than with a normal building consent.
The inspection steps include:
- Pre-Construction - an on-site inspection before work is carried out to discuss the work and any issues
- Strip-Off - when original building cladding has been removed and before an remedial work is done. The same team completes this inspection.
- Remedial works - once the remedial work has been completed, but before recladding is done
- Cladding inspection
- Final inspection
The council has advised the building industry that it requires all remedial work for reclads to have a quality assurance plan and the three additional inspection types at the beginning and during the work (ie in addition to final inspections) to ensure work undertaken is code compliant.
The council inspections will be done by specialist building officers and known as “category one inspections”.
